Metropolitan Holdings Ltd., a newly incorporated joint venture backed by foreign investors, embarked on a new real estate project in Sofia following two successful previous developments. The investors identified a unique collection of land plots for the project and engaged Ilieva, Voutcheva and Co. Law Firm to conduct legal due diligence and work on the entire project development up until its final execution.
The land, comprised of five plots expropriated in 1947, faced complex ownership claims from heirs and legal disputes. Our team analyzed the co-ownership structure, verified heirship claims, and reviewed the status of the land under various spatial development plans. We also assisted in negotiations with sellers, including evaluating the legal standing of in-kind contributions made by some owners. For others, we tracked heirs and assessed potential restitution risks. We ensured that the proposed construction plans complied with zoning regulations, especially where parts of the land were designated for technical infrastructure.
